Staining a deck costs $550 to $850 nationally, with an average of $750 (Fixr, retrieved 2026-10-23). HomeAdvisor's build-a-deck guide lists deck staining at $550 to $1,250 and deck sealing at $550 to $1,330 per deck (2026-06-17). Fixr puts the work at about 4 hours per 100 square feet. No Omaha price is stored, so treat every dollar figure here as national. For Omaha, the useful local facts are about timing: humid summers, 90 F days and a long cold season shape which weeks suit the job (see the timing section below). The USDA Forest Products Laboratory says an added finish on wood decks will minimize cracking, raised grain and mildew growth (Finishes for Wood Decks, 2013).

What moves the price: deck size, how much old finish must be stripped, sanding, and the type of stain. The two guides give different ranges, so compare them as ranges, not as a promise. These are national figures, not Omaha prices.

Deck stain vs sealer: which one fits your deck?

This Old House separates three finish types, with its own reapply intervals (retrieved 2026-10-24):

  • Clear sealer: keeps the natural wood look and blocks moisture, but gives little UV protection. Reapply every 1 to 2 years.
  • Semi-transparent stain: soaks into the wood and adds a light tint. Reapply every 2 to 3 years.
  • Solid stain: works like paint, hides the grain and gives the most color and UV protection. Reapply every 3 to 5 years.

So a sealer is the choice if you want the bare-wood look and accept more frequent redoing. A solid stain is the choice if you want the grain hidden and the most color and UV protection, and accept a painted look. Viance adds that solid stain and paint show wear on steps and entryways, and that semi-transparent stain works best where you want color (Viance, 2026-10-24). This Old House also notes that after about 20 years of reapplying penetrating stains, the wood can stop taking more, leaving only a solid stain that will bond. These intervals are the publication's, not a laboratory's. Ask which product, its type and how many coats.

Fixr also lists paint as an alternative, at $5 to $9 per square foot against $2 to $5 for stain.

Transparent, semi-transparent and solid

Cabot, a stain maker, describes four levels: wood-toned or clear (most grain shows), semi-transparent (lightly pigmented, grain visible), semi-solid (hides most grain, some texture shows) and solid (opaque, hides the grain). Per gallon, Fixr lists transparent at $25 to $60, semi-transparent at $25 to $90 and solid at $25 to $65. Cabot says one coat of oil-based finish is enough on a new deck and that more stain is not better.

Oil-based or water-based

Fixr lists oil-based stain at $25 to $45 per gallon, water-based at $40 to $80 and latex at $25 to $35. Viance names both oil and water-based products as good choices, so price should not be your only guide. Read the can for drying time, recoat time and temperature range.

Deck stain colors: opacity first, then the color

The opacity level sets how much of the wood shows, so choose it before the color chart. If your deck is in an association, check the color rules first. One 2018 news report described an Omaha townhome association suing owners over a deck repainted in a color it had approved years earlier, because current standards called for a natural wood tone (Independent American Communities, 2018-03-03). That is one case, not a rule for every Omaha neighborhood. Check your covenants and get approval in writing.

Deck cleaning and staining: the prep work

Fixr lists these prep steps and national prices per square foot:

  • Cleaning: $0.25 to $0.50.
  • Power washing: $0.30 to $0.40.
  • Stripping an old finish: $1 to $3.
  • Sanding: $1 to $4.

Fixr also lists a deck brightener at $16 to $18 per gallon. Ask which prep steps your deck needs, and ask for them in writing, one line each.

Deck refinishing: stain a worn deck again

Fixr lists restaining at $4 to $7 per square foot, against $2 to $5 for a first stain. Before paying for a full redo, run the water test below; a finish that still beads water may need only a cleaning. Ask a repair company about damaged boards; see the deck repair page.

How do you know a deck needs restaining?

Pour water on the deck. Cabot says that if the old stain still repels water, it is still working and the deck may only need cleaning that season. This Old House names the opposite sign: areas where water no longer beads up. That test is for an old finish. New wood works the other way, and the next sections cover it.

Can the deck be stained or sealed after repairs?

New treated boards are new wood, so the waiting rules below apply to them. Viance puts the drying time for treated wood at about 60 days after installation, and says it depends on local temperature and weather. Ask the company how it plans to handle new and old boards, and whether it will apply the finish to the whole deck.

Is deck refinishing part of a repair, or a separate service?

No source we stored settles this, and Fixr lists staining as its own cost. Treat refinishing as a separate line on the quote, even when the same company does both. Ask it to list the repair items first, then the cleaning, prep, product and coats. That way you can compare two quotes line by line and drop the finish if you want to do it yourself.

When to stain a deck in Omaha: label ranges and local weather

Makers set the weather window on the label, and they differ. Sherwin-Williams gives 50 to 90 F as the safe range with 70 F best, says to avoid high humidity and hot surfaces, and says to let the surface dry two to three days after a rainstorm. Cabot's when-to-stain page calls 50 to 80 F ideal and asks for no rain for 24 hours; it says cold or wet conditions can make drying take about twice as long, and heat can leave lap marks. The can you buy governs.

Omaha figures to set against those ranges:

  • NWS Omaha's 2025 report shows monthly mean temperatures of 53.8 F in April, 63.0 F in May, 69.8 F in September and 60.0 F in October. It also shows 37 days at or above 90 F and 120 days with a low at or below 32 F. These are 2025 observed totals, not 30-year normals.
  • The Nebraska State Climate Office reported Omaha's July 2025 average dew point at 69.0 F against a long-term 64.8 F. That is one summer, not a long-term figure.
  • Normal yearly precipitation is 31.86 inches and snowfall 27.1 inches for 1991 to 2020 (NWS Omaha, report issued January 1, 2026). July averages 76.7 F and January 23.5 F (Wikipedia, citing NOAA, retrieved 2026-10-18).

Our reading, an inference from these numbers and not a maker statement about Omaha: spring after the wood has dried, and early fall, sit inside the label ranges on average, while the heat and humidity of July and August are what the labels say to avoid. July's average, 76.7 F, is itself inside both label ranges, so the summer concern is the 90 F days and the humidity, not the mean. Ask the company what it does if rain, a cold snap or a hot afternoon is forecast on your day.

How long to wait before you stain a new deck

Makers do not agree on one number. Viance says treated wood is typically ready to finish about 60 days after it goes in. Sherwin-Williams says to wait 4 to 8 weeks once the deck is built. Both point to the same check, a water drop test. In Sherwin-Williams' words, wood that soaks up the droplets means the deck is ready for stain. Viance puts a few drops of water on the boards to see whether they absorb it readily. Follow the label on the product you buy, and ask the company to run the test before it opens a can.

How often to stain a deck

Four sources give four answers:

  • This Old House: 1 to 2 years for a clear sealer, 2 to 3 for semi-transparent stain, 3 to 5 for solid stain.
  • Sherwin-Williams: a new coat every 12 to 48 months keeps a deck looking fresh.
  • Fixr gives about every 2 to 3 years.
  • Viance: an annual application is what most makers of water repellent coatings recommend.

No source we stored says which end of the range fits Omaha. Use the water test above as the deciding check, and check the deck each spring rather than waiting for a calendar date. Fixr lists the yearly upkeep at $100 to $300.

DIY or hire a deck staining company?

A rule you can apply: count the hours before you buy a can. Fixr's labor figure is about 4 hours per 100 square feet, so by our arithmetic a 400 square foot deck (20x20) is roughly 16 hours of staining alone, before cleaning, stripping or sanding. The weather rules above make that harder: a dry day, 50 to 90 F, two to three days of drying after rain, and usually 24 hours between coats (Sherwin-Williams). Compare those hours with the dry days you can spare. For the same 400 square feet, Fixr's labor range of $1.50 to $3 per square foot works out to $600 to $1,200 (our arithmetic), so ask a company to quote the same job and compare the two. Stain alone runs $25 to $90 per gallon by type (Fixr). If boards are loose or rotted, see deck repair first.

How to compare deck staining quotes

Ask each company for a written quote that names:

  1. The area it is pricing, in square feet, including stairs and rails.
  2. The prep: cleaning, brightening, stripping and sanding, each listed.
  3. The product by name, its type and its opacity.
  4. The number of coats and the recoat time.
  5. Repair items, priced apart from the finish.
  6. What happens if rain delays the work.

Ask for the company's proof of insurance and any registration that applies. Do not accept a company's claim without papers. Then divide each price by the area so you can compare per square foot against Fixr's ranges. To start, send the quote form on this page or call. You can also contact us or return to the Omaha deck homepage.

Composite decks: clean, do not guess

Trex, a composite maker, gives care steps by product line. For its early-generation lines it recommends a semi-annual cleaning with a composite deck cleaner. For Transcend, Enhance and Select, it says soap-and-water cleaning or a gentle pressure washing will do. Trex says the surface must be cleaned within seven days to keep the Trex warranty that covers stains, and it caps pressure washers at 3100 psi. The Trex care page we read does not address staining or painting composite, so ask your maker before anything goes on. See the composite decks page for options.

FAQ

How much does deck staining cost in Omaha?

This page uses national figures; no Omaha price is stored. Nationally Fixr lists $550 to $850 with a $750 average (retrieved 2026-10-23), and HomeAdvisor lists $550 to $1,250 (2026-06-17).

When is the best time to stain a deck in Omaha?

Makers give 50 to 90 F (Sherwin-Williams) or 50 to 80 F as ideal (Cabot), with no rain for at least 24 hours. Omaha's 2025 monthly means in April, May, September and October fall in that band, while Omaha had 37 days at or above 90 F in 2025 and July 2025's average dew point was 69.0 F. That points to spring and early fall, which is our inference; the can governs.

Is clear deck sealer the same as stain?

No. This Old House says a clear sealer blocks moisture but gives little UV protection and needs redoing every 1 to 2 years, while a semi-transparent stain adds tint and lasts 2 to 3 years, and a solid stain hides the grain for 3 to 5.

How do I know if my Omaha deck needs restaining?

Pour water on the deck. If it beads, the finish is still working (Cabot); if it soaks in, the finish is due (This Old House).

Can my HOA tell me what color to stain my deck?

Possibly. One Omaha townhome association sued owners over a deck color in a case reported in 2018. That is one case, not a rule, so check your covenants and get approval in writing before you change color.

How soon can I stain a new deck?

Viance says about 60 days for treated wood, and Sherwin-Williams says 4 to 8 weeks. Use the water drop test and follow your product label.

Should I stain composite decking?

The Trex care page we read does not address staining or painting composite and gives cleaning steps instead. Ask your maker before anything goes on.

Do I need to strip the old finish?

Fixr lists stripping at $1 to $3 per square foot. Ask the company whether your deck needs it and why.

Can I stain right after a repair?

New treated boards need to dry first, about 60 days per Viance. Run the water drop test before the finish goes on.

How do I get a deck staining and sealing quote?

Send the quote form on this page, or call Omaha Deck Builders and leave a message. You pay Omaha Deck Builders nothing for either. A local deck staining company can then give you a written quote that follows the checklist above.
